Nir started in 2012, when he first took the risk of investing outside of his country. Nir joins John Carney in The Real Estate Locker Room to chat about the pros of investing outside of your country. He shares the challenges that new investors face in foreign countries, the clients that he serves and the types properties that his business focuses on. Lee dives into why focusing on a few select niches in this market is critical to a company’s success. Turn up the volume so that you don’t miss Lee’s advice regarding noise and facts, especially when it comes to market cycles and crashes.

Five Key Points:

  1. Making money is cool, but you have to consider taking risk off the table too.
  2. Affordability is going down because rates and prices are going up.
  3. Make the money, get it passive, and keep the government away from it.
  4. The common mistake in rehabbing is doing it in the wrong order.
  5. A leader’s job is to make use of tools / technology that will improve the team's performance.

Pro tip:

  • Most successful people have a morning routine which serves as their warm-up for the real thing.

Thank you Lee for for taking the time to share your expert advice on how to succeed in any market cycle.

Paul Thomson joins me in the Locker Room to talk about how he changed the course of his life through making the right choices and having the right mindset. Paul shares the reasons why he left corporate America, the people who inspired him to become a real estate investor, and how he overcame the fear of trepidation of becoming an entrepreneur. He discusses the important lessons he learned in his journey towards success and how he applied them. Paul also explains how anyone can create a new money mindset and how you can identify your keystone habit.

Paul Thompson is a real estate investor, money expert, and wealth coach. Before becoming a full-time investor, Paul was just like the average corporate 9-5 worker. As the years passed by, what started as routine and ordinary became suffocating. By 2015 Paul wanted out and decided he’d had enough of working to make someone else rich.

After stepping away form his corporate gig, Paul connected with people who served as the inspiration for entering the business of buying and selling properties. Paul had doubts at first due to lack of capital, but quickly learned that the only capital you need is your brain. Once Paul fixed his mindset, everything just fell into place. Paul’s new mindset lead him to close 20 deals during his first 18 months in the real estate game.

Five Ways To Create A New Money Mindset:

  1. Separate time from money
  2. Switch from looking for piles of money to streams of money.
  3. Value is subjective.
  4. You don't want more money, but you want what money can do for you.
  5. You have plenty of money for all the things you truly want.

Pro tip:

  • Identify your keystone habit. It’s the habit that gets you going for the whole day.

Thank you Paul for taking the time to share your thoughts how to create a new money mindset.

Tim Bratz is the Owner and President of CLE Turnkey Real Estate, a real estate business that buys, renovates and holds apartment buildings and short-term vacation rentals in Ohio, South Carolina, Florida, and Georgia. Tim founded the company when he realized the long-term benefits of holding a solid real estate investment versus being on the sales side as a commercial real estate agent

As a former real estate agent, Tim already had valuable knowledge as to how the real estate industry works. You locate a property, look for a buyer, and receive a commission when the papers are all signed. Tim quickly identified that being the owner of the property was the path to establishing true wealth. He set his sights on the multifamily industry when he learned that apartment owners earn thousands of dollars a month passively.

His quest for success as a full time real estate investor started with the cheapest property he could find and a maxed out credit card. Tim sought out mentors, developed a plan and now owns 1,175 rental units with a portfolio values estimate at $85,000,000.

In this episode, Tim talks about his career before he became a full-time investor, who inspired him to become an apartment investor, the challenges he faced along the way and how the first deal changed his life forever.

Thank you Tim for taking the time to share your success story and expert advice on apartment investing.

Tom Cafarella is a real estate investor, speaker, and the owner of Ocean City Development, a real estate firm that puts the needs of their clients first. Before becoming a real estate investor, Tom was on track to becoming a doctor, a profession he chose because it was the most lucrative at the time.

Tom was focused on completing his medical degree when he picked up Robert Kiyosaki’s “Rich Dad, Poor Dad” audio book. He realized that his career path in medicine wasn’t the right fit for him. Tom quickly pivoted, changed degrees and turned his attention to business and accounting. His post college accounting career path was short lived when he was fired for daydreaming (researching real estate). Tom jumped into the real estate game and began taking massive action to make ends meet.

In this episode, Tom shares the story about his entrepreneur’s journey into the real estate industry and the many obstacles that he had to overcome along the way. He drills into why it’s important to do what you love and why you shouldn’t lie to yourself when it comes to choosing a career. Tom reveals his tricks to finding qualified sellers as well as provides examples of how to always stay one step ahead of the competition.

Five Key Points:

  1. The harder the task, the less competition you will have.
  2. The first step in a new venture is always the hardest.
  3. Our number one job as investors is to find opportunities and take advantage of them.
  4. There's no direct career path to real estate investing and that is why guidance from a mentor is necessary.
  5. Most new investors make the mistake of having a preconceived notion of what it should take to get a good deal

Pro tip:

  • Prioritize your time and complete the hardest task for the day first.

Thank you Tom for taking the time to share your expertise on finding properties ahead of the competition.

Meet John Victor, the real estate entrepreneur from Denver, Colorado. Starting out, John elected to go against the trend of apartments and turnkey houses and focus his attention on mobile home investments. He figured that fixing and flipping houses always looked so easy on TV, so the reality was bound to be different.

Despite the numerous obstacles that John encountered along the way, he was able to slowly and steadily scale one $5000 mobile home investment into five mobile home communities over eight years. Now John is focused on a new real estate venture called ‘Big Door’ - a garage-condo business loosely modeled after storage.

In this episode, John shares his success story about how he got started in the real estate game. He shares the reasons why he ventured into mobile home investments and why scaling this type of real estate business takes the right team. You will learn about his 2018 Big Door development and why it’s a great investment.

Thank you John for taking the time to share your expertise on building a real estate business around mobile homes and developing Big Door.
